Q: What types of rental homes do we manage?
A: We specialize in single family rental homes consisting of small to large homes, condominiums, duplexes, triplexes and fourplexes.

Q: How do we find a rental home?
A: You can search our Residential Services/Long Term Vacancies.  To search other company listings, see our  Other Company Listings Disclosure search option located under the Residential Services/Other Company Listings Disclosure on our web site.

Q: How do we apply to rent a home?
A: Each of our vacancies has an  “APPLY NOW” option when viewing the listing. You will need a credit card to pay the application fee.  Do not complete the online application  until you have driven by the property and checked the availability with the Listing or Leasing Manager.   Please note that if you apply online the application fee is charged to your credit card immediately and is NONREFUNDABLE.

Q: How do we apply if we don’t have a credit card?  If you prefer to submit a Printed Application, the payment method is Check Only. No credit card or cash accepted by listing or leasing managers or office staff. A printable application can be found under Residential Services/Printable Application.   Complete the application(s), attach check(s) and submit to your Listing or Leasing Agent.

Q: How much is our rental application fee?
A: Our NONREFUNDABLE  Application fee is $40 per person 18 years of age or older that will be living at home (including spouse).  Each Applicant 18 and over must complete a separate rental application.   In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

Q: How long does the application process take?
A: Normally it takes two business days if all required information has been submitted with the application.

Q: What happens if my application is approved?
A: Normally you will have 48 hrs to sign the lease and pay the required move in funds. Move in funds are required to be in secured funds (cashier’s check from your bank or money order only). We do NOT accept cash, personal checks, or credit cards for move in funds.

Q: How long is the required lease term?
A: Most of our lease terms are for one year. Occasionally we have rental property owners that are willing to accept less than a one year lease or willing to agree with a longer term lease.

Q: What happens if my application has been declined?
A: Depending on the reason of being declined – it is possible that we may have another rental property owner that is willing to accept your application.

Q: What happens if I have a maintenance or repair issue at my rental property?
A: Contact your property manager by phone or email. If you cannot remember who your property manager is, then refer to your lease or contact the office for more information.  If you have activated your Tenant Portal for online payments, you may submit maintenance requests the the portal.

Q: What if I need to break my lease obligation?
A: Please refer to your lease agreement – lease break policy page or contact your property manager for more information.

Q: How long will it take to receive a refund of my security deposit?
A: Please refer to our Security / Refund Policy page located under our Residential Services tab then select Tenant Services. You may also refer to your last page of the Property Move-In & Move-Out Condition Report.
