What do we do and how to reach us?
WPM South – VERDI Group was retained by your Board of Directors to oversee the day-to-day operations for homeowner communities, to maintain the financial records, to assist and educate Board Members.Our Team can help with any questions regarding your account and provide professional services to homeowners within your community. What is a Community Association?
A community association is a nongovernmental association of participating members of a community, such as a neighborhood, village, condominium, cooperative, or group of homeowners or property owners in a delineated geographic area. Participation may be voluntary, require a specific residency, or require participation in an intentional community.

What is the Board of Directors?
A board of directors is a requirement for a homeowners association to function properly. These elected volunteer officials are responsible for all operations of the association and ensuring the community governing documents are followed and enforced.

Are Board Meetings open to all residents? If so, where and when are they held?
Board meetings are open to all residents of an association.  Notice of regular Board meetings will emailed to homeowners.
If I want to serve on a Committee, how do I find out what Committees are active and how I can get involved?
The best way to become more involved in your Community and volunteer for a Committee is to attend Board Meetings.  You may also contact your Association Manager to find out more information regarding volunteer opportunities.

What are the CC&Rs?
CC&R stands for “Covenants, Conditions and Restrictions.” The term refers to any document, contract, or agreement that restricts the usage and enjoyment of real property. It is an agreement between property owners or between a property owner and an association.

What are the Bylaws?
An HOA, which is typically set up as a nonprofit corporation, is an organization established to manage a private, planned community. Like other corporations, the HOA is governed by a board of directors who are elected by the members and a set of rules called bylaws. The bylaws govern how the HOA operates and contain the information needed to run the HOA as a business.

What are the primary requirements of the covenants?
The board of directors of the homeowners association, or HOA, sets up the rules — called covenants, conditions and restrictions, or CC&Rs — that regulate the activities of the residents.

What do I do if I want to report a violation?
All violations must be submitted to WPM South – VERDI Group in writing. You can submit the violation via mail, fax or through our online Violation Request Form.  You will be required to enter in your name and address.  This information will not be released to the Homeowner who you are reporting the violation on.

What is my assessment and how is it determined?
The amount of the annual assessment is established each year by the association’s board of directors based upon the board’s adoption of the annual budget. Typical governing documents may include language allowing the board to increase, without owner approval, assessments in order to fund an operating expense shortfall.

What happens if I don’t pay my assessment?
Community Associations are dependent upon timely receipt of assessments due from each property owner. Late payments will result in late charges and possibly interest to your account. In addition, the Association has the right to turn over delinquent accounts to the attorney for collection of assessments.
Do I need approval to do exterior changes?
In a Condominium or single family home permanent exterior changes must be submitted for approval by a Design Review/Architectural Committee or your Board of Directors prior to any work being performed.

Exterior changes that are completed without prior approval by the Board of Directors or Design Review/Architectural Committee, my require the property owner to remove or correct the alteration and/or be fined for the violations.
